RE: Common Area General Cautioning
Interior common areas include public hallway, stair case, janitor closet, compactor closet, mailbox area, lobby and laundry room. Management observed the following concerns in the common areas of buildings:
- Flammable and path obstructing adornments or decorations
- Floor mats and other personal property
- Garbage/rubbish in and outside of the Janitor’s Closet
- Cigarettes and wall burned areas in hallway and stair case
Rules and Regulations Attached to and Made a Part of Lease In Accordance With Section 13 of your signed Lease Agreement (page 16, 17) informs: Floor mats and personal property in the public hallway is prohibited.Garbage/rubbish must be bagged appropriately and deposited inside of the compactor chute. Janitor’s closet isintended for organized and separated recycling only.
Please refrain from placing garbage outside of janitor’s closet or anywhere in the public hall or stair case.
FDNY Fire Code Section 805.1 states: decorations shall be flame resistant. Please remove any flammable adornments/decorations.
The New York City Smoke Free Air Act (SFAA) prohibits: smoking and e-cigarette use in the common areas of residential buildings with three or more units. Smoking includes the use of cigarettes, cigars, electronic cigarettes and water pipes (hookah). Management has identified burn marks on walls/floors of stairwells in this building. Please be advised through SFAA smoking violators are subject to fines of $250 – $1,000. New York State expanded Article 13-E of the Public Health Law, also known as the Clean Indoor Air Act (the Act). Violators may receive a fine of up to
$2,000 for each breach. Management will issue lease violations prior to commencing legal proceedings to terminate a lease agreement due to a household member or guest found guilty of smoking in the common areas.
